The expansion and reconstruction of a single family home on an environmentally restricted site at the headwaters of the north branch of the Raritan River. The project involved the redesign of a sixties era two bedroom ranch home to four bedrooms with upgraded kitchen, dining and living area, studio, family room, exercise area and three car garage. An extensive review and approval through DEP (Department of Environmental Protection) included stream encroachment and wetlands permits, transition buffer analysis and steep slope evaluations were required for approval. The finished building maximizes the expansion of this structure on this site as a one time opportunity for this grandfathered building within the 150 foot wetlands buffer, and within five feet of the stream/river embankment. Home includes tall cathedral ceilings on the first floor, a freestanding decorative stair to the lower recreation level where a second master bedroom suite provides privacy for guests and returning children in this empty nester household.
