100 Campus Drive Recast

Built in 1989, 100 Campus Drive in Florham Park – part of Park Avenue at Morris County, a 1.12-million-square-foot Class A office campus – was showing its age. The building’s atrium lobby was beautiful and high quality, but had several features that were no longer deemed desirable to today’s office tenants, such as recessed planters, dim spaces off the main entry, granite materials in dated colors and some space that was poorly or under-utilized. 100 Campus Drive always has been a well-occupied and very successful office building, but – as with many properties built in the 1980s — slowly it timed itself out.   The time had come to modernize and re-imagine the grand four-story atrium lobby with the goal of creating a modern, dynamic social environment that would maintain the asset’s competitive edge in the marketplace for many years to come. Following a year-long renovation, the completed project incorporates new amenities, increased functionality and a bold design – making a dramatic first impression for tenants, visitors and guests.
