The development program for a full city block of upper Manhattan for conversion to a CCRC Continuum Care Retirement Community.

 

Formerly the NY Medical College, a historic high rise on 5th Avenue facing Central Park Conservatory Gardens. The site which encompasses both the 105th and 106th Street frontages to Madison Avenue will be scraped to address the following program:

  • 220 Units of market housing – Occupying the renovated and historic NYM Tower at 5th Avenue.
  • 160 Bed skilled Nursing Center – Located in the midrise floor of the planned structure at Madison Avenue.

 

180 Units of senior living including assisted and independent apartments – The high rise portion of the Madison Avenue Tower, fronting on 106th Street. 100 Car parking structure – Located at the sub-level of the new structures planned for Madison Avenue.

 

2 Levels of high quality retail – Fronting on Madison Avenue and containing, health club, restaurant, and other amenity features for the senior housing complex planned above. In total over 700,000 sf of new or renovated area and a mix of uses that provides a high-end community of senior living on the Upper East Side.

 

Project is presently in the feasibility stages and KNA/Urban Studio is engaged in that process that includes seeking city entitlements, DOH approvals and other benefits.
