Lanidex Plaza East and West Redevelopment Plan

MARKET SIGNIFICANCE:
A two part engagement for this former 45 acre campus, KG led the redevelopment as a multi family (Lanidex East) and industrial warehouse use (Lanidex West) with program including housing, office, recreation, and logistics all in one integrated master plan.
BENCHMARKS:
Both sites were declared as areas in need of redevelopment under KGs leadership, analysis, and planning testimony. The east site engagement included the development of a master redevelopment plan for up to 1500 multi-family units with a 20% affordable housing set aside, 90,000 sf of office use and 36 3-bedroom town homes.
The west site redevelopment plan addresses a 125,000 sf multi story warehouse replacing a 30,000 sf vacant office use on place
These visioning efforts lead to full entitlements from the Township of Parsippany in conjunction with a court ordered township affordable housing settlement / agreement pre pandemic.
